PopUp Bagels, a rapidly expanding bagel franchise concept that also operates several corporate locations, is seeking a Director of Real Estate & Construction to lead our growth. With eight existing locations and plans to reach 35 franchised stores in the next two years, we need a leader to oversee site development, manage construction projects, and build strong relationships with franchisees, contractors, vendors, and teammates.

● Lead real estate and construction support functions for Franchisees; manage all corporate construction projects from site selection through store opening.
● Collaborate with real estate, operations, and design teams to ensure alignment with brand standards and timely builds.
● Oversee budgets, timelines, and project scopes for each location.
● Assist with the evaluation and execution of additional projects, including an additional commissary build.
● Manage relationships with general contractors, architects, engineers, landlords, and local government entities for permits.
● Ensure quality control and adherence to safety regulations.
● Value engineer all aspects of the buildout process to streamline timelines and reduce costs. ● Prepare site evaluation documents for an in-house Real Estate Committee. ● Coordinate all equipment purchases and installation with vendors.
● Periodic travel and in-office presence as necessary.
● Proven experience in construction management with a focus on Franchisee support; experience in the retail or restaurant industry is a plus.
● Strong leadership, project management, and technical skills.
● Proficiency in construction management and project management software, including Excel and Gantt.
● Ability to manage multiple projects simultaneously.
● Knowledge of local building codes and permitting processes.
● Excellent communication and negotiation skills.
● A bachelor’s degree in construction management or a related field is a plus.
● Experience with quick-service restaurants (QSR) or multi-unit development projects is a plus.
